AgentDeduct — The Realtor's Business Companion
Meet Agent — the AI business companion for real estate agents.
Talk hands-free between showings. Agent captures your expenses, mileage, and receipts, and organizes everything for your CPA.
Today's estimated tax savings, live
Your day is showings, calls, and closings.
The paperwork happens in between — in the car, over coffee, in the five minutes before the next appointment. That's exactly where Agent lives: you talk through your day, and the records build themselves.
Talk. Agent handles the paperwork.
You're driving between showings — not doing data entry. So just talk, and let Agent do the writing.
-
Speak.

The expenses that slip through busy days
A showing runs long. You grab lunch between appointments. You swing by the office supply store on the way to a listing presentation, then drive forty minutes to meet an inspector.
By the evening, you remember the showing, the client, and the deal — but the small business expenses between them blur together. A receipt stays in the cup holder. Mileage goes unlogged. A month later, reconstructing it all feels impossible.
AgentDeduct is built for that exact moment: the thirty seconds after the expense happens. Log it while it's fresh, attach the receipt, note what it was for — and move on with your day.
Small captures, made in the moment, become a complete record by tax time.
What AgentDeduct does today
The iPhone app covers the everyday record-keeping a working agent needs.
- Expense categoriesLog spending under clear business categories made for how agents actually work.
- Receipt attachmentsPhotograph a receipt and keep it attached to the expense, so the proof is never a crumpled paper again.
- Business-use percentageMark how much of an expense was truly business, so mixed spending stays honest.
- Mileage documentationRecord business drives with purpose and trip details, so the miles behind your showings are written down.
- Property contextTag expenses and drives to a property, keeping each listing's costs together.
- CPA exportsSend your accountant organized records and summaries instead of a shoebox of receipts.
A cleaner handoff to your CPA
When it's time to file, AgentDeduct turns a year of small captures into organized records and summaries your accountant can actually use — expenses by category, receipts attached, mileage documented, everything tied to properties where it applies.
To be clear about what it isn't: AgentDeduct does not perform bank reconciliation, does not certify deductions, and does not replace your CPA. It gives you — and your accountant — a complete, honest starting point.
Where AgentDeduct is headed
Richer conversation with Agent
Today you talk to capture. Next, Agent will ask follow-up questions, handle corrections, and summarize your day back to you — a real conversation, not just capture.
Calendar connections
Connect your calendar so showings are automatically matched to the drives around them.
CRM and bookkeeping connections
Send your organized records where they need to go — your CRM, your bookkeeping — without retyping anything.
Today: talk to capture. Next: full conversation. We're focused on getting everyday capture right first.
Frequently asked
Is AgentDeduct available now?
AgentDeduct is in early access on iPhone, and the public iPhone and Android apps are coming soon. Tap Get the App above and you'll land right on the download badges — grab yours the moment they're live.
Does AgentDeduct replace my CPA?
No. AgentDeduct organizes your records and exports them for your accountant. Tax decisions stay between you and your CPA — the app doesn't certify deductions or give tax advice.
Does it sync between my iPhone and the web?
Not yet. Records live on the device where you saved them, and CPA exports reflect the records saved on that iPhone. Full cloud sync is still in progress.
Does it track my mileage automatically?
Background mileage tracking is implemented but still in real-world testing — locked-screen behavior and battery use are being validated before it's presented as finished.
What does it cost?
There's no pricing to announce yet. Right now it's about learning what working agents need; pricing decisions will come later and will be stated plainly.
Where is my data kept?
On your device. The iPhone app stores your records on the phone; the web app keeps them in your browser. An optional Google Drive backup can copy them to your own Drive. See the privacy draft for details.
Fair questions, straight answers
I already use a mileage tracker. Why switch?
You wouldn't be switching — AgentDeduct isn't a mileage tracker. Mileage is one thing Agent captures, alongside expenses, receipts, and business-use splits, all tied to your properties and deals. And instead of forms, you just talk: say what happened between showings and Agent turns it into organized records.
My CPA wants real records, not app screenshots.
That's exactly what they'll get. AgentDeduct exports organized records your accountant can actually work with — expenses by category, receipt photos attached, mileage documented with business purpose. It's a cleaner starting point for the conversation, not a replacement for it: your CPA still makes every tax call.
I'm not tech-savvy. Is this going to be another app I never open?
If you can talk, you can use AgentDeduct. There's nothing to learn: speak what happened, glance at what Agent captured, confirm. Most days that's the whole interaction — seconds, hands-free, between appointments.
What if I try it and it's not for me?
Then you stop. Your records stay on your device — no account to cancel, no card on file, nothing to unwind.
